Upon A Firm Foundation

We have been very anxiously awaiting the beginning of our house.  We drove by countless times to see nothing happening!  According to our builder we should have had the framers out at the end of last week, which certainly isn't the case and we are so OK with that!!  We still have a house to sell before we can really focus on the new one so the delay in starting is just fine with us, it gives us more time to get this house sold. 

When we went by last week (3-1) they had started marking off our lot with stakes (painted with orange tops if you can see them).

We went next on Sunday 3-4 and saw that they had excavated the lot and prepped it for our foundation!!
When we went back a couple days later (3-6) they had put the wood frame out for the outside of the foundation and had poured the concrete.

After gymnastics today we went by again and found this!!!  They had removed the wood frames and back filled the inside.  Based on another house we are watching in the same development I am guessing that by the time we go back this weekend, we will see the entire foundation poured!!! 


Can you tell the kids are excited?!?!  They are having so much fun watching the process!! 
An added bonus: I have had many opportunities to teach the kids the importance of getting the foundation right, of building on a strong foundation and have taken each of those teaching moments to expand and explain how that relates to life.  I have been so blessed to focus so much on teaching the kids about building their lives on a firm foundation in the Gospel and have been able to show them with a giant real life object lesson!!!  It has been so great for me and hopefully they are learning too!!

Patience is supposed to be a virtue, right?

So, we are just in waiting mode right now and it is a hard place to be!!  We had someone scheduled to come see our house last week but the realtor's client apparently doesn't want to be in "old Richland" so they never came.  Now we are just waiting!!  I realize that we have given ourselves a fair amount of time to sell this house and that it just takes finding one right person for this house but I just wish that someone would hurry up and want this house!!  It hasn't even been a full week but it feels like it has been so long!!  (Can you tell I have struggling with patience right now??)

We have also been waiting for them to start digging the foundation on our new house but that hasn't happened yet either!  They have marked out our lot so I can look and see where thinks are going to be and I must say it all looks SO SMALL!!!  I have been warned however that it will look small until about the sheetrock stage!!!  I can't imagine how they will fit our house, driveway, garage, and yard in that space but I don't have to imagine it, I just have to wait (there's that word again) and let them do their job!!!

So, here's to waiting... (and hopefully some patience with it)!!

The most stressful part of the process

The hardest part of this whole process has been doing everything that had to be done to get our house on the market.  The closer we got to being ready, the more stuff we found to do.  It is so frustrating how long it takes to do the little stuff!  We finally have our house listed and it feels so nice!!  It was put into the MLS system and we got a call within an hour or so asking for a showing tomorrow!!  That was exciting!  I don't have any clue if the showing will lead to a sale but at least we can hopefully get feedback from the buyer about what they thought and do what we can to show the house better each time.  We are just keeping our fingers crossed and our hopes up and looking forward to each new step!

Preconstruction Meeting

The preconstruction meeting is our chance to meet the owner of Varsity Development (who has a great long standing reputation in this community) and to meet the superintendent (I think that is his title) for our house.  I was really pleased with both men and felt very comfortable and confident with them.  I really appreciated that they are very straight forward and don't seem to skirt issues.  I deal best with people who are direct so it seems to be a good fit for us.
We spent about 3 hours going over everything.  We talked about lighting, electrical, flooring, the kitchen, etc.  It was nice to break things down one by one and go over it.  I liked hearing his opinion on different upgrade options and why he would recommend certain things.  It was also incredibly helpful to have this meeting at a model home.  We meet at the West Richland model, which is the Callas floor plan.  The downstairs was almost exactly the same and the upstairs was similar enough for us to see how certain things would be.  Anytime there was a question we weren't sure of we were able to just go look around the house and see how it would look/work and what the best option for us would be.  There were a couple things I think we would have done differently and regretted if we hadn't been able to see it then and make a more informed decision! 
I was so worried this would be a really hard and stressful meeting but it went incredibly well.  It wasn't until we ended that I realized how long we had been there and how hungry we were (the meeting went straight through lunch time).  Now we have checked this off our list of things to worry about!

We have been checking out the site almost daily at this point and are just waiting for them to break ground.  That should be happening sometime very soon so we are getting excited.  Once they get the slab down and start framing things are going to go fast!!

Next thing to worry about... selling the house!

Design Meeting

A lot has happened since I last posted anything. 
Last week (on Valentine's Day) Jay and I went to Color Tile to meet with our designer (provided by our builder) to pick things for our house.  I learned a few things through this meeting.  I learned that it isn't good to try to make decisions that are already stressful while in pain!  By the end of the meeting I was in a bit of a haze.  Thankfully Jay had it together and was awesome!  He is so good to me!  I also learned I like brown and gray a lot!  And I know I will never try to pick an entire house design without having someone else to give their input!  I just can't seem to decide on my own!  I also learned to be open minded and patient.  We had to go back a second time but were able to get things straightened out so that we are happy. 
So this is my best description of what we picked.  One of these days I might go back and get pictures of the things we picked but for now you will just have to trust that it is supposed to look good.
Kitchen -
We decided to upgrade our cabinets from birch to maple.  First because we liked the look of the maple better, second and most importantly because we get the soft close drawers with it!!  I am going to be glad we did that!!! The standard counter top offered by our builder is a granite tile but the 5 we had to choose from weren't appealing to us.  It would have cost extra to choose a granite we liked but I have never really cared about granite.  I know it is the trend and is supposed to be in all high end houses but I don't like the shine on it and I am just indifferent about it.  Since the granite didn't matter we didn't want to spend extra so we downgraded to a porcelain tile.  It is a light brown with hints of gray.  I love it!  We have a gray-ish back splash.  We were trying to figure out what to do for the front facing of the counter top and the guy there suggested a bull nose.  We weren't exactly sure what that was but it sounded like the most obvious thing to do the way he said it.  We found out later that it would cost a lot of money to special order it from California and it isn't normal to do a bull nose.  We changed our mind on that at our second meeting.  Now it is a stone facing with similar colors to the counter top.  Our builder is giving us stainless steel appliances.  Again, like the granite, I have been indifferent to the stainless.  In my opinion the appliance functions the same but costs more because it looks different and I wouldn't spend my own money on that, but they are giving it to us so I am taking it willingly.  Besides the appliances they are giving us include a giant stand alone fridge and a giant stand alone freezer, which will go great with my giant pantry!!!  We did opt to change our oven to a double oven!  I can't wait for that!  The bottom oven is also convection!!  And I am getting gas!  I think the food is just going to taste better in this kitchen!!
Floor - The floor was the other reason we had to go back a second time (along with the bull nose).  We had 5 choices of vinyl, which was a "builder grade" and wasn't that great.  We didn't like the look for the main part of the house and didn't want to have to replace it in the near future.  We did use the standard vinyl for the upstairs bathrooms.  We choose a brown/gray tiled look but the tiles are a smaller scale and it is a darker color than the other flooring.  We figured this would work fine for the bathrooms since the main wear would happen downstairs.  Plus if we want to change that later it would be easier and cheaper in a smaller area.  We were looking at upgrading to a nicer vinyl for the main floor with a similar color palate as the other one.  We realized later in doing that we would have carpet in part of the hallway, specifically in the path from the garage door to the kitchen.  I didn't want the carpet wearing there faster than anywhere else so we decided to change the floor.  The best way to do it was to actually upgrade to tile from the front door, down the hall, and into the kitchen and eating  nook.  We choose a lighter brown tile that works well with everything else.  We also upgraded the carpet.  It will now be a light to medium tan color with other colors mixed in.  We figured the "speckled" look would be more forgiving in case we ever spill anything on it.  (By the way, I am completely aware of the likelihood that it will be me, not the kids, that first spills something!) 
We got to choose a tile for the fireplace.  Usually people use the same tile that is in their entry but we didn't want everything to be tan.  We will have beige walls (kilim beige) and the carpet and floor tile are similar in hue so we didn't want everything to just blend together.  We decided on a darker tile (very similar to the back splash) for the fireplace.
Outside - At first we chose a greenish outside but after driving around and looking at other houses we decided we liked the gray/black one.  I am very excited about my dark door!!!  I really don't want a white or red door.  (I like red doors but it feels trendy to me and I don't want to have to change it later).

House layout

I have tried to figure out how to put a picture of the first floor on here but I can't get it to work right.  If you go here you can see the layout for the first floor.  We are doing main floor option #2 so we can have the big pantry, long kitchen, and coat closet.  We chose to give up the dining room because we just aren't formal dining room people.  I talked with someone yesterday who just moved into her oasis home and she is going to use her formal dining as a formal living room (or a visiting teaching room, a nice room you sit in when you have company so they don't have to see the rest of the house if it isn't clean!).
This is the layout of the second floor of our house. 
 Our changes are in red.  The area that says "open to below" will be covered over as floor and the wall between there and the bonus room will be gone so that will all be bonus room.  We are also opting to not put a door on it.  Check out how huge the master bath and laundry room are!!!  LOVE IT!!  I also love that the laundry is upstairs!!  That will be nice!

For those that know the area:
The house will be off of Keene.  There is Badger park (baseball fields, playground, and sprinkler pad) just west of us.  The park's parking lot will be on the other side of our fence!!  There is a really nice walking path that goes along Keene and another that goes from right by our house up to the elementary school.

We are building a house!!!

Some of you may know that we have been doing some work on our current house with the purpose of selling it and moving up in house.  We actually started back in September and have had some speed bumps along the way.  Back in September we had a realtor come look at the house and tell us what he thinks we could get for it and how much he thinks we could sell it for.  He gave us a list of things to do and said if we did that we could increase the price of the house.  So we did all of it and then some.  After coming back a couple weeks ago he then called and said there is no added value and we won't get anything back from all the time and money we put into this house.  Needless to say we were very discouraged!!  Actually I was REALLY MAD!!  We have been looking at houses for a while, trying to get an idea of what is out there on the market and what would fit our needs but weren't finding anything. 
Jay and I talked about it and decided that if there isn't anything on the market we like, then we need to take some time away from worrying about getting this house on the market and just wait until we feel ready.  We gave ourselves a few days and picked a couple houses each that we wanted to look at.  For one house we couldn't get a hold of the listing agent to show it to us and two houses were actually almost the same house and in the same development with no yard.  The fourth house on our list was a model home in Richland (off of Keene for you locals). 
I went through that house and looked at some of their floor plans and was pretty sure we had just found our house.  We went to look at the West Richland model to see if we would maybe rather be there.  After seeing the model home there Jay was pretty convinced too.  We went back to the first house and talked with the realtor there (Jeff Smart of Smart Realty, who I would highly recommend to anyone) and after talking with him we were 99%.  We went home and looked at the numbers and went over the budget to see if we really could get this house.  We took the kids to the model home the next day and they were sure!!  They were playing upstairs while we talked with Jeff Smart and telling each other to get out of their rooms!!! 
We signed our contract on Wednesday Feburary 1 and as of now our projected closing date is May 31.
So now we have to get back to getting our house on the market (probably another couple weeks because we have some other stuff going on this week).
